New investments and growing Parks!

This has been another good year for Moncton and for its industrial parks. In terms of building permits, as of the end of October, Moncton recorded its second highest year to date for the value of permits issued. This comes is second only to the exceptional record smashing year of 2009 and well ahead of last year's level. With a total value of $176 million, these permits represent a cross section of activity. Residential came in at $46 million, institutional hit $60 million and commercial & industrial totaled $68 million. Lots of numbers but these numbers represent growth, investment and jobs in this vibrant community.

The largest project in the industrial parks is a new distribution centre for Kent Building Supplies. Situated in Caledonia Industrial Estates alongside the Trans Canada Highway, this new facility is some 400,000 sq. ft with acres of area for transports and a rail spur for the heavy loads. Plus there is some additional open land intended for long term future growth. With a permit value of $26 million, this is indeed a major project and a major investment in Caledonia. In fact, this will be the single largest facility in the park.

This new distribution centre will allow Kent to service its 42 stores across Atlantic Canada in an efficient and timely manner. Of course, that number of stores is growing. With new stores opening up, including one in Moncton near Caledonia, this centre will not only service the current stores but its new stores as the company continues to grow.

Caledonia is a distribution hub with major companies represented such as Loblaw, Shoppers Drug Mart, McKesson Canada and more. And more are coming. In the very early stages of development is a new 100,000 sq.ft distribution centre for TriCan Tire Distributors. A national distributor with distribution centres across Canada, TriCan serves the needs of independent tire dealers.

Not all projects in Caledonia are large scale. RPM Environnement is in the early stages of their new building. This will serve as a collection facility for plastic containers contaminated with hydrocarbons, just think of those plastic oil containers when you're filling up the snowblower. Down the street is another small project of Maritime Fence which contrary to the name has established a cement plant operation.

But in Moncton, Caledonia is just one of our industrial parks. Situated on the west side of the city is the Moncton Industrial Park, the original, which is home to a variety of companies in manufacturing, distribution, wholesale and transportation. The original is now full with its last lot sold and construction of a building currently underway on that site.

Looking to the future, Moncton Industrial Development acquired land on the west side of the Moncton park to launch a wholly new park dubbed Moncton Industrial Park West. The first phase of the new park was opened is late 2011 with 128 acres being made available for new development opportunities. First off the mark was Action Car and Truck Accessories which built their new head office and distribution centre at the corner of the entry to the park in full view of Berry Mills Road, the connector to the Trans Canada Highway and into the city.

In 2013, four new projects have been undertaken in this new park. The first one completed is the new facility for Atlantic Air Cooled Engines, a modest size but an attractive well-done project. Across the street is the new building for Parts For Trucks which has just been completed with the move-in happening in stages over the next month or so. Down the street on Cooke Drive, Prism Construction is putting the finishing touches on a new facility for itself and its sister companies. Across from Prism, Larca Enviro is in the early stages of their building, the steel is up and now they are preparing to close it in.

While there have been several projects both large and small in Moncton's industrial parks this year, there are still plenty of sites and lots of acreage to accommodate new projects in the coming years. Caledonia has 250 acres available and MIP West has 92 acres available. If your company is in need of a new location, one of these industrial parks may just be the right spot for you.
